Construction has reached the second level at the Tiny Giants mixed-use development at 4340 North California Avenue, marking a key milestone for the project. Led by LG Builders, the four-story building is rising beside Horner Park in Irving Park following permits issued in early 2025.
Designed by SEEK Design + Architecture, the project weaves early childhood education, residential living, and support services into one cohesive development. The ground floor will anchor a new Tiny Giants Early Learning Center, with office and program support space above. The top two floors will deliver 24 residential units across one-, two-, and three-bedroom layouts—built for long-term community living, not transient student housing.
The development replaces three former structures along California Avenue, including the longtime Ruby’s Cleaners, and signals a broader reinvestment in the corridor. With direct transit access and Horner Park at its doorstep, the project fuses thoughtful design with neighborhood connectivity. As construction pushes upward, LG Builders is bringing a complex, community-driven vision to life with precision and momentum.
